How much does it cost to rent?
This article is a description of the rental rates in different countries of the Grand Duchy of Luxembourg.
Whether you are planning to rent or buy property in Luxembourg, the property market has grown over the past year. You have to be prepared for the fact that the lion's share of your salary, no matter how high it is, will have to go for rent an apartment in Luxembourg. And not all the accommodation will be available for rent with different incomes. Depending on the municipality, the cost varies as well.
Rental rates
Let’s compare different communes. The average rent of a one-bedroom apartment in the center of Luxembourg will cost you around 1,900 euros. A three-bedroom apartment costs 4000 euros.
In other parts of the country, especially in the south and east, prices are slightly more affordable. The average rent for apartments in neighboring communes is:
Prices fall as you move away from Luxembourg; an average apartment in Leudelange costs 1264 euros per month, and in Steinfort this figure is about 1679 euros.
Long-term rent is more economical than short-term rent. However, regardless of the commune, when a person wants to rent a place, he must be prepared for an impressive expense on the first day.
What the tenant pays right away
- The cost of the first month's stay.
- Deposit. Usually, it is an amount equal to the cost of rent for 2-3 months.
- Agent's fee. They are paid by the person in need, i.e. the tenant. The agency fee is the amount of one month's rent and 17% on top.
You will need to pay:
- 1,000 euros for the first month;
- 2,000-3000 euro deposit (he is usually paid into a special bank account where it is frozen for the duration of the rental period);
- 1,170 euros to the agency.
Deposit and down payment
So, you will have to pay a deposit worth one to three months’ rent.
When paying a rental deposit, you should transfer it to a special bank account for the entire rental period. This escrow account belongs to the bank. This usually means that you cannot do any operations with the money until both parties agree. The landlord may withhold a part of or the whole deposit in case you breach the contract or damage the property.
In addition to deposit, Renters in Luxembourg are also sometimes required to pay a downpayment. Usually it’s the amount of two months' rent; in some cases it’s up to three months, but not more than that.
The government publishes housing data every quarter in the Observatoire de l‘Habitat.
